Building Process

Our process runs in six clear stages: a free consultation, concept design and a fixed-price quote, tender and contract sign-off, council approvals and permits, construction, and finally handover. You’ll have a dedicated project manager and regular site updates from start to finish. You can see the full breakdown on our services page.
Not at all. You can begin designing while you search, and our team can help assess block suitability, site costs and slope. We also offer house & land packages if you’d prefer a ready-to-go option.
Yes. Every VEL HOMES client is assigned a dedicated building supervisor and a client liaison, so you always know who to call for design, contract or on-site questions.

Pricing & Finance

Yes. We build under a fixed-price building contract so your tender price is locked in before construction begins. Any variations you request are quoted and approved in writing first, so there are no surprises.
Our standard inclusions cover site costs, council fees allowance, quality fixtures and finishes, flooring, and more. We provide a detailed inclusions list with every quote — see inclusions & upgrades for what comes standard.
We can connect you with trusted mortgage brokers and explain how grants and schemes such as the First Home Owner Grant may apply to your build. We are not financial advisers, so we always recommend independent advice.

Designs & Customisation

Absolutely — every design in our range is a starting point. You can adjust room layouts, façades, ceiling heights, and finishes, or we can draft a fully custom plan tailored to your block and lifestyle.
Yes. Our range spans single-storey family homes and double-storey designs for narrow or sloping lots. Use the filters on the designs page to compare by storeys, bedrooms and frontage.
We have designs suited to frontages from around 10m upward, including narrow-lot options. During your consultation we’ll match designs to your specific block dimensions and orientation.

Knock Down Rebuild

A knock down rebuild means demolishing an existing house and building a brand-new home on the same block — ideal if you love your location but your current home no longer suits. Learn more on our knock down rebuild page.
Yes. We manage the end-to-end process including demolition coordination, site assessment, and the relevant development and building approvals, so you have a single team across the whole project.

Timelines & Construction

Most single-storey homes take around 6–9 months of construction once approvals are in place, with double-storey homes typically a little longer. Design and approval timeframes vary by council and block, and we’ll give you a realistic schedule with your quote.
Yes — we arrange scheduled site walk-throughs at key stages so you can see progress safely. Your supervisor will also send regular photo and milestone updates.

Warranty & After-Care

Every home is covered by structural warranty in line with ACT/NSW statutory home-building requirements, plus our own after-handover maintenance period. Full details are provided in your building contract.
After you receive your keys we run a defect-and-maintenance period during which we’ll address any items covered under warranty. Our after-care team remains your point of contact well beyond move-in day.
